A straight deal for landowners.
I buy land, ranches and rural homes anywhere in the country, with a focus on Texas and Arkansas, and close with my own money. No commissions, no repairs or cleanup, and you pick the closing date.
- Cash offers
- No commissions
- Closing costs paid
- 3,300+ acres closed since 2022
Get a cash offer on your land
Tell me about your property. It takes about two minutes.
Clear next steps
You'll know exactly what happens and when before anything moves forward.
No commissions or fees
No agent fees, listing prep or showings. The number we agree on is what you get.
Texas and Arkansas specialist
I know these markets best, and I buy land in every other state too. You talk to me, not a call center.
Problem land welcome
Back taxes, access questions, floodplain or inherited tracts. I'll tell you honestly if it fits.
Three steps, no runaround.
Tell me about it
Call, text or fill out the form with the acreage, location and a few details about the property.
I do the homework
I look at location, access, title, taxes and what land is selling for nearby, then get you a real number, usually within a few days.
Close on your date
We close through a licensed title company. I pay the standard closing costs and you get paid at closing.
No games. Just a real buyer.
I actually buy your land.
When you sign with me, I'm the one buying your land with my own money. I don't tie up your property and then shop your contract to someone else. That's why I can close fast, and why I'm not going anywhere once we shake hands.
- I buy itClosed with my own money through a licensed title company.
- I don't flip contractsYour deal stays with me from the day we sign to the day we close.
- One person, start to finishThe guy you talk to on the first call is the guy at closing.
- A proven buyerOver 3,300 acres bought and closed since 2022.
A simpler way to sell your land.
Listing land can work, but it often means long timelines, buyers who can't get financing, commissions and a lot of back and forth. A direct cash offer cuts most of that out.
More certainty
No buyer loan to fall through and no months on the market.
Cash at closing
Paid in full through a licensed title company.
No commissions
No agent commissions and no listing fees.
Closing costs covered
I pay the standard closing costs on accepted offers.
Sell as it sits
No clearing, cleanup or improvements needed first.
No appraisal
I'm not using a bank, so there's no appraisal to wait on.
Your timeline
Close in as little as 2 to 3 weeks once title is clear, or later if you need.
Problem land considered
Back taxes, liens, access or title issues can all be looked at.
Compare the two routes.
| Consideration | Sell to 77 Land Group | List with a realtor |
|---|---|---|
| Sure sale | Yes, once we sign | No guarantee |
| Commission | None | Usually 3 to 8% of the sale, paid by you |
| Closing costs | I pay closing costs | Seller usually pays a share |
| Cleanup | None, bought as it sits | Often needed before listing |
| Appraisal | Not needed | Often required by the buyer's lender |
| Time on market | None | Can take many months for rural land |
| Time to close | As little as 2 to 3 weeks, or your date | Often 30 to 60+ days after an offer |
| Buyer can't close | Not a risk, I pay cash | Possible if financing falls through |
Listing makes sense for some owners. If it's the better route for you, I'll tell you. Every deal I close goes through a licensed title company.
When holding the land doesn't make sense anymore.
Your property or situation doesn't need to be perfect. If it's land, a ranch or a rural home, wherever it is, I'll give you a straight answer on whether it fits.
I pay agents commissions.
Got a land listing or a seller that fits? Bring it to me. I close fast in cash and pay your commission at closing.
530-829-8258What kind of property do you buy?
Rural and vacant land, ranches, farms, hunting and timber land, inherited tracts, and rural homes on acreage. Texas and Arkansas are my specialty, but I buy in every state.
Do you buy land with a house on it?
Yes. I buy land with houses, farmhouses, mobile homes and barns on it, as they sit. You don't need to make repairs or clean anything out.
Do I pay commissions or closing costs?
No commissions. I pay the standard closing costs on accepted offers, so the number we agree on is what you walk away with.
Can you buy land with back taxes, liens or title issues?
Often, yes. The title company sorts out what's owed and it's usually paid out of the sale at closing. If there's an issue I can't work around, I'll tell you up front.
How fast can I get an offer?
Usually within a few days of our first conversation, once I've looked at the property, access and nearby sales.
Am I obligated after I submit the form?
No. Submitting your info just starts a conversation. You're never obligated to accept an offer.
Are you a wholesaler?
No. I buy the land myself with my own money and close on it. I don't put your property under contract and then try to sell that contract to someone else.
How do I know you'll actually close?
We sign a written purchase contract and close through a licensed title company that handles all the money and paperwork. You'll know every step before it happens. I've bought and closed over 3,300 acres since 2022.
I got a letter or text about my land. Is that you?
If it came from 77 Land Group or Noah Swope, yes. I use public county records to find landowners in the areas I buy. If you'd rather not hear from me, just say so and I'll take you off my list.
What if the offer isn't what I expected?
Tell me. I'll walk you through how I got to the number, and if there's a way to get closer, I'll look for it. No pressure either way.
Do you work with real estate agents?
Yes. I pay agents commissions for land deals they bring me.
